About us and what we do

We specialise in creating highly detailed inventory reports for letting agents, property management companies, landlords and tenants across London and the South East of England. We are an independent company that are completely impartial and only provide facts regarding the condition of a property and its contents.

Our founder Adam Alexander has been involved in the property industry for over a decade and started Inside Property Services in 2014. Since that time, we have expanded and now have a team of skilled inventory clerks operating 7 days a week.

We really enjoy what we do and love visiting all types of properties and different areas. Our friendly staff are approachable and are always happy to discuss any queries you may have regarding the inventory process.

Importance of an inventory report

If you are a landlord or a tenant renting a property it is best practice for a detailed inventory report to be carried out at the start of the tenancy.

It is essential to have a professional inventory report in place. Without one, it could lead to a problematic situation for both landlord and tenant should a deposit dispute arise, due to a lack of independent, factual and photographic evidence.

Since April 2007, all deposits taken by landlords for assured, and assured shorthold tenancies must be protected by a tenancy deposit protection scheme.

Our inspections

Check-in

Our inventory and check-in reports are detailed documents noting each room and its contents within a property as well as the overall condition, which will be supported by high-quality photographs.

  • 24-48hour report return
  • Smoke alarms and CO alarms tested for power only
  • Appliances tested for power
  • Updates on any urgent repairs or cleaning issues
  • Video evidence available when requested prior to inspection

Check-out

Our check-out inspections are performed at the end of a tenancy and accurately record the current condition of the property. We cross reference the original inventory & check-in document/s which is made at the start of the tenancy. This is an essential procedure as these reports provide clear evidence in any deposit dispute.

Schedule of Condition reports

The schedule of condition report only notes down the condition of the entire property and its contents. We will include high quality photographs, information regarding the keys we handled and also take utility readings. This report can be used as a check-in or a check-out report if a full inventory and check-in hasn’t been prepared.

Mid term report

These reports are carried out during the tenancy to give the managing agent or landlord an insight on how well the property is being looked after. Short reports are created providing clear and accurate information regarding the condition and cleanliness of the property.
